Should I buy Tenteram Peak?

TLDR: Buy if you (i) NEED to stay central (ii) still want something affordable ($710k) (iii) don’t mind taking bus (iv) don’t mind noise

Today we look at Tenteram Peak (weird name aside, its in the middle of Toa Payoh, Boon Keng and Potong Pasir).

- Recently MOPed, 94 years lease left
- 4 rm 7th floor costs ~ $710k

This is gonna be one of the weirdest location to review.

It’s as central as you can be, yet not walking distance to any MRT, meaning you got to take a bus.

Good thing is, there are plethora of buses that go here. Tampines, Bukit Timah, Clementi, Serangoon - basically, a bus for anywhere.

Which is why this is a hard place to critic.

(Side note: if you can see the map above, it is right beside expressway, so if you drive, this place is pretty awesome)

Amenities are really basic here.

You get a coffeeshop, and a hao mart, that’s all.

No legit supermarket, nor Macs nearby to satisfy your midnight cravings.

Guess you got to be used to food delivery?

This part is a little mixed and skewed.

Scenery on its own is very good, just look at the view below.

But the disappointing part comes with the noise.

The environment is actually quaint, until you account for the CTE expressway.

Look, you are SO NEAR to the expressway, you can definitely hear all the sounds during day & night time.

Unless you have soundproofing done to your house, this is definitely disruptive to your daily life.

This block of flats just MOP-ed, which means that you will definitely be able to hold value.

Disappointingly, while there is earmarked transformation for areas along the Kallang river, it just misses Tenteram Peak, which is the red arrow.


Cost πŸŒ•πŸŒ•πŸŒ—πŸŒ‘πŸŒ‘
$710k for 4 room (7th floor) was really unexpectedly cheaper. I’d have thought this area will command at least $800k, but I guess it being not-so-near to the mrt reduced the price.

Conclusion
This is one weird block of flats to review.

It is accessible but not accessible.

It is quiet but not quiet.

It is expensive but not expensive.

I’d say buy only if you own a car, and/or want to stay in central areas but okay to travel without MRT, which is so paradoxical.
