The intention of this page is to provide an estimate of renovation costs, so homeowners can better budget for it. There are 3 main factors driving renovation costs (A) the type of ID and (B) the actual scope of work (C) GST. Depending on which you choose, your costs should vary.

A) Type of Renovator

Budget-friendly ID/Contractor

15%-20% margin

Mid-Tier ID

20%-25% margin

A) Type of Renovator

These margins are set out internally by Deconstruct for our renovation firms so that homeowners don’t get ripped off, while IDs earn a fair amount. Generally, we deem 20% margin to be fair. Most homeowners veer between the budget-friendly & mid-tier group, while boutique IDs serve a niche segment that is very design-focused & price-insensitive.

Of course, this is not representative of IDs or contractors who “tok” people by charging 30% or more margin when they don’t deserve it.

B) Scope of Work

Full Overhaul

Eg. 1 toilet overlay

K2T & “Necessities” such as painting, electrical

Kitchen 2 Toilets (K2T) Reno

B) Scope of Work

Estimates are for both (i) full overhaul and (ii) K2T, and include electrical, which are often left out of the initial quotation and charged thereafter. For new-launch condo or BTOs w/ OCS, K2T will be used to represent simple add-on furnishings, as some renovation works have been done alr (eg. flooring / carpentry)

C) GST

Some firms charge GST, while some don’t. This amounts to a substantial 9% swing in the renovation cost. This GST amount is excluded. Remember to add it back in if needed.

Do remember that these numbers are budgetary. The three factors (A) Type of Renovator (B) Scope of Work (C) GST will affect the eventual numbers.
