Today we look at Keat Hong Close (fyi its at choa chu kang which fyi is in the west).
Overview
- Recently MOPed, 94 years lease left
- 4 rm 7th floor costs ~ $500k
Bus & MRT πππππ
Seriously, Choa Chu Kang is already not a central place. THIS HOUSE IS NOT EVEN NEAR TO THE CCK MRT, NOR IS IT NEAR THE LRT.
LRT in itself is already a turn-off, but this place is not even accessible by that. You need to take a bus.
Just look at the blue arrow in the image above, thats how far the place is from CCK mrt.
And look at the buses available, LOL. Btw, the bus only goes to CCK mrt. Nowhere else.
Amenities πππππ
Sorry, what amenities? Based on google maps, there is a βKeat Hong Shopping Centreβ right in front of the flats.
But it is actually just thisβ¦ and thereβs no supermarket here as well..
Scenery πππππ
And once again, what scenery?
The views are more ore less blocked.
There is construction nearby, so there will be noise.
And you are literally beside the train track, how do you even stay hereβ¦.
Investment πππππ
Honestly, Iβm not even sure if you will gain much from this house, even though it just MOP-ed. There does not seem to be any future development near the area (unless you count tengah, which is a town on its own).
Cost πππππ
$500k for 4 room (7th floor).
Conclusion
The accessibility of the flat is downright nasty. The amenities are atrocious. The surroundings are a weird combination of noisy and quietness. Honestly, the only way Iβll potentially consider buying is if its $300k. Heck, I wonβt even bother, really.
