Should I buy Toa Payoh Crest?
TLDR: Buy if you (i) willing to spend ~$1m on a house (ii) want a good investment return

Today we look at Toa Payoh Crest, which sits a stoneβs throw from Caldecott mrt (and Braddell mrt).
Overview
- Recently MOPed, 94 years lease left
- 4 rm 7th floor costs ~ $880k, 37th floor costs ~$990k
Bus & MRT πππππ
Forget about the bus, you are a mere 4 minutes from Caldecott mrt, and 7 mins from Braddell mrt and those will always be your to-go travel option, unless you have a car.
With direct access to circle, red and brown (more on this later) line, you can easily go to CBD, One-North, Outram Park within 30 minutes.
Really an awesome location!
Amenities πππππ
There isnβt much here tbh.
A wet market, a hawker centre and a random Creamier, thatβs pretty much all.
Any other things such as supermarket, you got to get from the nearby Toa Payoh Mrt, which is quite a downer.
Scenery πππππ
Views are extremely sedap & unblocked, coupled with strong wind, and a surprising quaint feels about this area.
Thereβs shelter almost all the way to your house from Caldecott mrt, except for a 5m sprint you got to do right at the end of the shelter.
Another view of this block of flats! The empty lot of land besides it makes it kinda quiet at night as well! (but not for longβ¦)
Investment πππππ
The primary reason is due to brown line opening up by year end 2022.
If you look at the map above, you will have access to THREE different lines. THREE!
How many just MOP-ed houses have such quaint feels yet being accessible to so many mrt lines? I reckon zero.
Accessibility is one of the key drivers for the price of a flat, and this flat will definitely cross the $1m mark.
Cost πππππ
Of course these flats are expensive right now already.
At 7th floor, for a 4 room flat, it costs $880k.
At 37th floor, it jumps to almost $980k.
Prettty insane, but if you can afford itβ¦
Conclusion
I absolutely love this block of flats, except for the price, and the lack of a nearby supermarket.
But the accessibility, quietness and ROI are things that shouldnβt be overlooked, even for this price, as insane as that sounds.
Will I buy it if I can afford it? Absolutely!
But the truth hurts, I cant :(
