- Recently MOPed, 93 years lease left
- 4 rm 7th floor costs ~ $780k

It took me 5 mins to walk to Macpherson MRT, which is both a circle & downtown line, which is frankly awesome! You can get to most places (unless you stay in pulau jurong) in 30 mins.

The buses here are great too. They practically go everywhere, so bus-ing to the other MRT lines or straight to certain places is very much possible. Punggol, tampines, town, you name it.

This one is a little controversial. There’s supermarket and coffeeshop just below the estate, which is more or less what you really need. There’s also a nearby market, but beyond that nothing much. You have to bus out to the nearby malls (Paya Lebar/Breadtalk).

Scenery πŸŒ—πŸŒ‘πŸŒ‘πŸŒ‘πŸŒ‘
There is absolutely no scenery. 90% of the time you will get one of the two views below - blocked, or construction site. With the construction, it’s even worse, as they are building new flats there. This means that if you buy the flat today, you will have to hear construction noises for at least the next 3 years, which I imagine will become more and more irritating.

Investment value is very likely to go up imo. Not only because it’s a new flat, but because there is hardly such a good location, with near proximity to macpherson mrt, that serves both the circle and downtown line, especially when circle line closes in the future.

$780k for 4 room (7th floor).

Conclusion
This is definitely one of the best HDBs that you can buy if you value convenience like me. It ticks most of the boxes, with the exception of the construction noise, which probably might need some extra renovation works to block out the sound. But nevertheless, I struggle to think of a location that is as convenient, and as decently priced as this. In fact, comparing against Clementi Ridges, this is even cheaper, but much more accessible!
