Many homeowners look at two things before selecting the renovation firm - (1) Design proposal (2) Cost
However, whenever they receive both the 2d design proposal layout, and the quotation, what normally happen is they bypass the proposal and jump straight to the bottom of the quotation to determine if one firm is more expensive than the other.
This happens 90% of the time.
What we are recommending, especially if design is a top priority for your house, is to not evaluate this way.
While it is time-consuming, it definitely makes sense to look at the design proposal and evaluate the corresponding quotation, such that it is an apple-to-apple comparison.
Take a look at the 2 layout proposals below.
Comparing version 1 and version 2, we can see circled in blue two key differences - (1) An additional settee near the door (2) An additional sintered stone table top at the yard.
Due to these differences, assuming all else equal, version 2 will definitely cost more than version 1.
However, homeowners often do not recognise these additional features that will increase the cost of the renovation.
Unless you are extremely specific, different IDs will propose different layout. You should not jump the gun and directly use price to eliminate the ID. What is important is to first understand the layout that they are proposing, before moving to the cost.
After understanding this, you can then gauge the price range based on the unit rate and the overall quotation.
Doing such comparison is time-consuming. But given the extensive sum of money involved, and the “sanctuary” that most homeowners want their home to be, it is 100% worth the effort. Not doing so will likely lead to further complications down the road.
