Should I buy Bendemeer Light?

Today we look at Bendemeer Light, which is located close to Boon Keng & Bendemeer MRT.

Overview
- Recently MOPed, 94 years lease left
- 4 rm 7th floor costs ~ $860k

Travelling is extremely convenient. Buses are aplenty to town, and MRTs are closeby as well.

That being said, due to the construction (shared more below), the walk to Boon Keng MRT was deceptively far at 9mins as you had to walk round it.

The walk to Bendemeer was much easier at 5mins.

All-in-all, if you travel by public transport, this place is great!

The food options here are ridiculously many, and ridiculously good.

Fast food, hawker, market, cafes, restaurants (lesser) - you name it, they have it.

There is also a fairprice nearby.

Important to take note though, this is a fairprice SHOP, rather than a full fledge supermarket, meaning that it doesnt have as many SKUs as you’d expect.

This is the part where you can see us start ranting.

But the main thing we wanted to say was how hectic, crazy and busy this area is.

First, once you step out of the estate, its throngs and throngs of people.

Second, The roads are one-way, meaning you have lots of cars, and lots of jam, and you have to cross the estate to get to the other side (not the normal 2-way road).

Lastly, the construction that we mentioned above, there you go below.

This construction is for the upcoming BTO (β€œKempas Residence”) that is due in around 2024.

In the background, you can actually see some works. This is for another BTO (β€œMcNair Heights”) that is due in around 2025/2026.

In other words, for the next 5 YEARS, you will keep having to face construction noises, on top of the existing busyness in this estate.

When we were scouting the area, it really felt so rushed and not peaceful, really.

Boon Keng is one of the areas that is so central, that we’d expect the demand to be constantly present, and increasing.

With location being a key driver of future prices, we won’t be surprised if it soars beyond $1m in the near future.

That being said, there is a certain shelf-life to when you can buy this estate, as there are way too many upcoming BTOs in this area that might put a cap on the future sale price.

Prices are currently at around $860k for a 4 room flat at the 7th floor. With the cooling market, it might be a snip to get it at around $800k.

Conclusion
I’ll absolutely never buy this flat, but the reasoning is purely subjectively (or is it not).

There are other locations which offer me similar convenience, yet without that much disturbance.

In fact, with Singapore MRT lines being so convenient now, we don’t even think a β€œcentral” location is that important anymore.
